Contest the rent: the 30 days start on receipt
Updated on October 24, 2026
Article 270b of the Code of Obligations sets 30 days to contest, before the conciliation authority, a rent increase notified under article 269d and any other unilateral change to the tenant's disadvantage. The period runs from receipt of the form, not from the printed date and not from the day the increase is meant to take effect. The contest goes to the cantonal conciliation authority.
Start of the lease
Article 270 CO opens a different 30-day period, from handover of the property, to contest the initial rent when the tenant was in a situation of need or the landlord substantially raised the rent compared with the previous one. That is not the same period as an increase during the lease.
